Whether you’re a first home buyer, a downsizer, someone who is concerned about your ecological footprint or just want to make your dream home a reality, Smart Footprint Homes could be what you’re looking for.

This article will step you through exactly what HomeBuilder is, how to know if you’re eligible and what other Government assistance you can combine it with for even greater savings. We’ll also let you in on one of the best-kept secrets in the construction industry: smaller footprint, ingeniously clever homes with all the luxuries you crave at a fraction of the cost.

What is the HomeBuilder Grant?

HomeBuilder is a $25,000 Government Grant intended to support the economy in the wake of the COVID-19 epidemic by stimulating the construction sector. The subsidy is payable to eligible owner occupiers for either building a new home or making significant renovations to an existing dwelling. For new homes the overall value of the property needs to be under $750,000. Renovation costs need to total between $150,000 to $750,000 on a property with a total value up to a maximum of $1.5 million.

To be eligible for the HomeBuilder grant the building contracts need to be signed between the 4th of June 2020 and the 31st December 2020. Construction must commence within 3 months of this contract date.

Am I Eligible for HomeBuilder?

  • Income Cap: For individuals, you need to have earned less than $125,000 on your 2018-2019 tax return. For couples, your combined income must be below $200,000. For applicants submitting after the 1st of July 2020 the salary test will be based on the 2019-2020 financial year.
  • Time Frame: Your building contract must be signed after the 4th June 2020 and before the 31st December 2020. If you’ve already signed a contract earlier in 2020 but haven’t begun construction you will not be eligible for the grant. You must begin the build within 3 months of the contract date.
  • No Investment Properties: You must be building a property that you will live in as your home.
  • Ownership: You must be building the property in your own individual name, not as a trust or company.
  • Citizenship: The grant is only available for Australian Residents (not permanent residents).
  • Can’t Build Yourself: You need to engage a licensed or registered builder and cannot build the property yourself.
